Foundation repair

Cracks and settling, fixed at the cause.

A cracked or settling foundation rarely fixes itself, and the movement gets worse with every wet season. We find what is driving it, correct the water, and stabilize the structure for good.

Know the signs

What a moving foundation shows first.

Foundation trouble shows up in the rooms above long before anyone looks at the wall. These are the signals worth an estimate.

Stair-step cracks

Cracks that climb along the mortar joints in block or brick, tracking the movement underneath.

Bowing or leaning walls

A basement or crawlspace wall that bows inward or leans as soil pressure pushes against it.

Sticking doors and windows

Doors and windows that catch, stick, or will not latch because the opening has shifted out of square.

Sloping or uneven floors

Floors that tilt, dip, or feel uneven underfoot as the foundation settles unevenly below them.

Gaps at ceilings and trim

Gaps opening where walls meet the ceiling or where trim and baseboards pull away from the wall.

Water against the foundation

Water pooling along the base of the house after rain, softening the soil the foundation sits on.

What foundation repair includes

A fix at the cause, not a cover-up.

  • ✓Assess the cause and the movementWe measure what has moved and find what is driving it before we quote a repair.
  • ✓Correct the water and drainageGrading, gutters, and drainage that push water away from the foundation, handled first.
  • ✓Stabilize the structurePiers or wall supports set where the structure needs them to stop the movement.
  • ✓Seal and repair the cracksClose the cracks in block, brick, or concrete once the movement is under control.
  • ✓Document the workA photo record of what we found and what we fixed, handed over for your records.

Foundation questions

What makes a foundation crack or settle?+

Most of it comes back to water and soil. Poor drainage, gutters dumping at the base of the house, and soil that swells and shrinks with the seasons all move the foundation over time. We find which of those is driving the movement before we quote a repair, so the fix holds.

Does every crack mean a serious problem?+

No. Some cracks are cosmetic and stable, others track real movement. The pattern matters more than the crack itself. Stair-step cracks in block or brick, a bowing wall, or a door that has started sticking are worth an estimate so you know which one you have.

Do you use piers or wall supports?+

Both, depending on what the structure needs. Settling is usually addressed with piers set under the footing, while a bowing or leaning wall is held with wall supports. We choose the method from what we measure, then seal and repair the cracks once the movement is under control.

Do I need a structural engineer?+

Sometimes. The scope and severity guide whether an engineer is brought in. We are not engineers, so on larger or unclear cases we recommend one and work from their plan. On straightforward repairs we handle the assessment and the work.

How long does foundation repair take?+

It depends on how much has moved, the method needed, and access around the foundation. We give you the timeline and a firm price in the written scope before any work starts.
